Why Buy New? Why

RESALE VALUE

Of course, if this is not going to be your last home, you must consider what the property’s value will be when you need to sell it several years down the road. It is logical that homes built in up-and-coming, areas that are growing in popularity will tend to increase in value at a greater pace than those that are in older neighborhoods. So it would be a good idea to buy a home in a part of town that seems to be growing, and not just staying consistent. It is critical to avoid parts of town that may be old enough to be on the decline in demand, and therefore home values.

New home communities, as they are business ventures for the homebuilding companies, are generally built in areas that are expected to see the most growth in the near future. Builders and their investors have a great deal at stake, and spend many hours and dollars researching the market to determine which areas of the city will grow in value the most. This is an important part of their business plans. Therefore, it is logical that the new home, in a more upward moving part of town would be a better investment than a used home in an older part of town that is either stagnant or declining in value.

THE “PERFECT FIT

We all tend to search for the “perfect” home…and spend many, many hours looking at dozens of homes in the process. But since most used homes were originally designed for someone else’s tastes and needs, is it really likely to find one that suits you “just right”? More often, buying a used home is an exercise in compromising and sacrifice. In order to get one feature you wanted in a home, you may have to forgo another one.

When buying a brand new home, however, you have much more flexibility. You can find the location that you want and select the floorplan and style home that you prefer, with the features built into it that you need and desire. Sometimes, the builder will even let you modify the floorplan with specific changes that suit your family’s lifestyle. This is something that can’t be done when you buy an existing used home.

Of course, it is understood that a “perfect” home may not be possible…even when buying a new home. But you can get so much closer to it with a brand new home than with a used home. And why should you compromise what you truly want for your family?

SAFETY, QUALITY, MAINTENANCE

“They don’t build them like the used to!” is an often heard phrase. Thank goodness that statement is true! Over the years construction techniques and standards have improved so much that homes built today far surpass those of earlier decades in terms of energy efficiency, comfort, safety and low-maintenance. A simple comparison of the heating costs of a home built just 10 years ago to one built today might prove an enlightening experience! Items like better insulation, more efficient equipment, better windows, home sealing and other techniques today’s homes are constructed with are saving new home buyers money every month on their energy bills.

Going hand in hand with this is the fact that a home built with these features will also be more comfortable. It is warm and toasty in the winter, and cooler in the summer…without a huge bill!

Homes built today are built to higher quality standards in all aspects of their construction, which translates into greater safety for your family. Building codes are written with your safety and security in mind, so the newer the homes, the higher standard of safety it was built with. Older homes run the risk of having unseen problems with older wiring or plumbing that a home inspection might not uncover.

Homes today are made of more durable products that require less maintenance over the years. Buying an older home will likely require you to spend much more time keeping up with the home’s aging exterior, which may include the siding, trim, windows, roof and other costly items.

When comparing your next home choice in terms of quality, safety or maintenance, a brand new home is your best choice!

So, when you are considering whether to purchase a used home or a brand new home, consider all of these factors carefully. We’re sure you’ll come to the same conclusion that so many others do each year. A brand new home is a better value, can fit your time frame, is a wiser investment, will be able to more easily fit your needs and desires, and is likely to be a higher quality, safer, lower-maintenance, more comfortable home for you and your family.

Is there really much more to the choice?
